Property and Cancellation Policies

Check in time is 4pm and check out time is 11am. Late check-out and early check-in must be purchased in advance, and is subject to availability; we reserve the right to attach discretionary fees to unapproved late check-outs and early check-ins. Checking out after 1pm will incur the full cost of the room for the following night as we will not have time to reset.

Sleeping capacity (determined by number of beds) cannot be exceeded.

You must be 21 years or older to book with Cottage Place on Squam Lake.

All reservations require a valid credit card on file at the time of booking to secure the reservation. Balance due is automatically taken the morning of check-in.

Deposits

A 50% deposit for your stay is required to confirm your reservation with us.

Cancellation requests must be made in writing through email at cottageplace@gmail.com. All changes/cancellations made to a reservation will incur a $50 processing fee. If a reservation is canceled with less than 30 days notice, the entire deposit will be forfeited. The full rate will be charged if guests do not arrive, arrive after the reserved date, or depart before the final date of guaranteed reservations.

Deposits made for the months of June, July and August, holiday, specialty weekends, and NH Motorcycle week are nonrefundable, unless the rental can be booked for an equal number of canceled days. The more notice we have to resell the rental, the more likely a deposit will be

returned less a $50 processing fee. Deposits made for all other times of the year may be refundable, provided we are notified 30 days before the scheduled arrival.

There is a $30.00 charge for returned checks.

Boat Dock Rental

We have limited designated dock space available for our guests. It is on a first come first serve basis, a reservation is required and we highly recommended to do so in advance. Our rates are currently $50 per boat, per day of your stay.

Indoor Fireplaces

Indoor wood burning fireplaces are strictly prohibited. A fee of $500 will be charged to your credit card if evidence is discovered.

Grills & BBQ's

All grills, including charcoal and gas, must be placed at least 15 feet away from all cabins, the main building, and any other structures.

Grills must be attended while in use and fully extinguished afterward.

Fireworks

Fireworks are strictly prohibited on the property, including the beach, for the safety of all guests. This is both a NH state law and a precaution to protect our cottages, fellow guests, boats, and local wildlife.

Credit Card Authorization & Damage Policy

By signing this policy, I (the signee/guest) authorize Cottage Place on Squam Lake to charge the credit card on file up to $250 for any damage, excessive cleaning, or missing items discovered after my checkout.

This authorization includes, but is not limited to:

Damaged furniture, fixtures, or décor
Missing kitchen items, linens, towels, or supplies (all kitchen items to stay in unit)
Pet-related damage or additional cleaning fees
Smoke-related cleaning fees
Evidence of candle use or fire safety violations
Excessive cleaning required beyond normal turnover
Broken appliances, windows, or electronics caused by misuse
Improper septic use, including flushing anything other than the provided toilet paper (fees may apply for clogs, backups, or septic damage)

Liability & Safety

Beach & Playground: No lifeguard on duty. Use of the beach, lake (swimming, docks, kayaks, canoes, paddleboards), and playground is at your own risk. Life jackets are required for watercraft. Children under 12 must be supervised. Playground hours: 8 AM–8 PM or until dark. Proper footwear required.
Winter Activities: Ice skating, fishing, snowshoeing, and other snow/ice activities are at your own risk. Be cautious of changing ice conditions.
Lake Activities: Guests must act responsibly, follow safety rules, and assume financial responsibility for any damage.
Release of Liability: Cottage Place on Squam Lake and its owners are not liable for injuries to you or your guests for property damage, or loss from the use of facilities, including risks from natural hazards (weather, wildlife, falling trees, ice conditions, etc.).

Anti-Discrimination Policy

Cottage Place is committed to a respectful and inclusive environment. Discrimination or harassment based on personal characteristics (race, color, gender, religion, nationality, etc.) is not tolerated. Violators may be removed. Report concerns to management.

Guest Safety

Exterior property cameras, as well as cameras inside the gift shop and office, are in use and may record guests.

Special Events/Groups

Organized gatherings of 10+ are considered large-group/event bookings and require approval and additional fees for common-area use. For weddings, events, groups, and private events, please email cottageplace@gmail.com.

Dog Policy

Fees & Limits: Up to two well-behaved dogs per pet friendly unit. $100 pet cleaning fee.
Control & Supervision: Dogs must be leashed and not left unattended for long periods. No tying dogs to property structures.
Waste: Clean up immediately; disposal bags available at the office.
Respect for Others: If issues arise, we may recommend a local kennel.
Undisclosed Pets: A $250 cleaning fee applies.

Video Surveillance

For the safety and security of our guests, staff, and property, all exterior areas, as well as the Store and Office at Cottage Place on Squam Lake, are monitored by video surveillance. Cameras operate continuously, and recorded footage is used solely for security and safety purposes.
